AI Vision Policy

AI Vision Trial Policy

 

The Strata Committee will conduct a trial of AI-assisted video analytics using the building’s existing CCTV cameras to improve building security and safety. The system analyses video from existing cameras located on common property only, to detect events such as suspicious behaviour, unauthorised access, or security incidents.

 

Scope of the Trial

  • Trial duration: 6 months

  • Cameras: existing CCTV cameras on common property

 

How the AI System Works

The AI system analyses video feeds in real time to identify specific security events.
Typical detections may include:

  • loitering

  • unauthorized entry

  • package theft

  • perimeter intrusion

The system primarily generates alerts or event notifications rather than continuously reviewing footage.

Privacy and Data Handling

  • The system monitors common property areas only

  • The system does not monitor inside private lots

  • Footage is used solely for building safety and security purposes

  • Footage and data from the building will not be used to train or develop AI models for other organizations

 

Access to Footage

Access to CCTV footage or AI alerts is restricted to:

  • the Strata Committee & Strata Managing Agent (Footage may also be provided to NSW Police if required)

 

Notification

Residents and visitors will be notified of the AI Vision, CCTV trial through:

  • signage in common areas

                                                                                                                                                                                                                         

Review

At the end of the trial period the Strata Committee will liaise as relevant with the Owners Corporation to review effectiveness of the system and determine whether to:

  • discontinue the system, or adopt a formal by-law governing AI-assisted CCTV monitoring

 

 

By-laws

  • As with the building’s existing CCTV, the Owners Corporation manages surveillance of common property under its powers and by-laws.

  • This trial operates within the framework of those existing arrangements.

  • During the trial period the Strata Committee will review whether specific by-law governing AI-assisted CCTV analytics is required for any long-term deployment.

  • The Owners Corporation will be consulted if a new by-law is proposed following the trial.

 

AI Vision Privacy & Data Handling Policy

 

This building is participating in a trial of AI Vision technology designed to improve safety and security in common property areas. The system analyses video from the building’s existing CCTV cameras to detect predefined security events such as unusual activity in restricted areas, fence climbing, repeated pacing that may indicate scouting for theft, or unattended packages near entrances.

Purpose of Data Collection

Video analysis is conducted solely for safety and security purposes, including:

  • detecting unusual or suspicious behaviour

  • supporting timely response to potential security incidents

  • assisting investigation of safety or theft events

The system is not used for general monitoring of residents, visitors or workers.

 

What Data Is Processed

The system analyses live video streams from existing CCTV cameras located in common property areas. The technology:

  • analyses patterns of behaviour associated with defined events

  • does not perform facial recognition

  • does not identify individuals

  • does not process or record audio

 

What Video Is Stored

Continuous CCTV footage remains stored within the building’s existing CCTV system.
The AI system may store short video extracts (event clips) only when a predefined event is detected. Examples include fence climbing, repeated pacing indicating potential theft scouting, activity in restricted areas at unusual hours, or unattended parcels outside building entrances.

Storage Location

Event clips are securely transmitted to and processed on a dedicated AI processing server located in Sydney, Australia and operated by the system provider. No video footage is shared with third‑party cloud analytics providers.

Retention Period

Stored event clips are retained for a limited period (typically up to 30 days) unless required for investigation of an incident. After this period the data is securely deleted.
At the conclusion of the trial, all stored event clips will be permanently deleted unless required for an ongoing investigation.

Access to Footage

Access to stored event clips is restricted to authorised persons such as Strata Committee representatives, building management, or security personnel where applicable. Footage may also be provided to law enforcement authorities such as NSW Police, where required for investigation.

Data Security

The system provider implements technical and organizational safeguards including encrypted transmission, restricted access controls, secure Australian-based storage infrastructure, and controlled deletion procedures.

​

Legal Compliance

The system operates in accordance with applicable Australian laws including the Privacy Act 1988 (Cth), Surveillance Devices Act 2007 (NSW), and Workplace Surveillance Act 2005 (NSW). The system records video only and does not capture audio.

AI Vision Workplace Surveillance Notice

 

In accordance with the Workplace Surveillance Act 2005 (NSW), notice is provided that camera surveillance operates within the common property areas of this building.

​

Type of Surveillance

Camera surveillance using existing building CCTV cameras and AI-assisted video analysis.

​

Areas Covered

Surveillance operates only in common property areas including building entrances, lobbies, car parks, external perimeter areas, and other security camera locations.
Surveillance does not occur inside private apartments or private workspaces.

​

Purpose

The surveillance system operates for the purpose of building safety and security, detection of unusual or suspicious activity, and investigation of theft or property damage.
The system is not used for performance monitoring of workers or contractors.

​

How the System Works

Video from existing CCTV cameras may be analysed using AI software to detect predefined events such as activity in restricted areas, potential trespassing, fence climbing, or suspicious behavior indicating possible theft. When such events occur, alerts may be generated for building management.
The system records video only, does not record audio, and does not perform facial recognition or identify individuals.

Storage of Footage

Short video clips relating to detected events may be stored for a limited time to assist investigation of incidents. Continuous CCTV footage remains stored within the building’s existing security system.

​

Commencement

Camera surveillance operates on an ongoing basis. This notice is provided to ensure workers and contractors are aware that surveillance may occur while working within common property areas.
